How Business Loan Brokers Submit Deals With CRM Referral Links

Files get lost in inboxes. A broker texts a PDF application, the owner fills half of it, someone on your team forwards it to a funder without the producer’s name, and two Mondays later you are arguing about who originated the deal. That is not a compliance problem. That is a tracking problem, and it is why serious shops put a unique link in the CRM instead of treating email as the system of record.

Loanable issues each approved partner a unique code. Every approved partner gets a unique partner link on loanableusa.com. Every submission that carries that partner link is attributed to that partner. You can add a product-specific version for working capital or SBA when you already know the conversation. You cannot, and should not, paste the owner’s bank login into a chat thread and call it a submission.

Where the link lives in a real CRM

Put the URL on the contact layout, not in a personal bookmarks bar. If two producers share a book, give them separate partner accounts so attribution is not a handshake. When you send a follow-up after a discovery call, the link in the template should already include your code. Owners will open whatever is in front of them; they will not hunt for a portal you mentioned on the phone.

Do not run two links for the same owner

If you also pasted a competitor’s application “just in case,” you have trained the owner to finish whichever form is easier, and you have trained your own attribution to fail. Pick a marketplace, send one application, and stay on the phone if they get stuck on documents. Loanable shops the completed file across 150+ lenders. You are not improving the owner’s odds by splitting their attention across three incomplete apps.

What you still collect as the broker

The link does not replace a conversation. You should still know monthly deposits, existing advances, time in business, and what the capital is for. That lets you set the product type on the URL when it helps, and it lets you warn the owner that an SBA package is not a same-day exercise. Working capital can fund as soon as 24 hours when the file is complete and a lender is ready. Larger facilities, including sizes that can reach $50M on eligible products, move on a slower clock.

Loanable is not a lender and does not need you to paper a closing in your own name. Your value is the file quality and the client relationship. The ref code is how the money finds you after a lender funds: 50/50 of Loanable profit, ACH every Monday, no minimum. If the dashboard does not show the application, the link was wrong, the owner used a clean browser without the query string, or they started from a generic ad. Fix the template before you blame the marketplace.
